新ビル建築の構想が頭の中では着実に進んでいるのだが未だ絵にできていない😭

現状建物は木と鉄の混構造。

木造側は元住居なので耐震含め相当な改修費が必要となる。鉄骨部分は逆にエイジング感あって場合によっては再生の可能性はある。

土地の取得もありトータルで投資金額もかなり膨らんでいるので上物のコストはかなりシビアな検討が必要となる。

90％は解体し建設する案が濃厚だが最後の最後まで熟考して次世代に引き継げるような商業施設を創りたい💪
